Mortgage Loan Processor – Charlotte Agenda – Charlotte Agenda

This position is responsible for providing administrative support to a team of Senior Mortgage Bankers in order to help maximize and differentiate the customer experience at NewDominion Bank. Other duties include, but are not limited to loan processing, documentation, pre-closing/closing tasks. There are no supervisory duties related to this position.

The Loan Processor is generally expected to provide a superior level of client service and support to customers engaged in the home buying process. The Loan Processor is responsible for preparing mortgage loans for review, ensuring all loan conditions are met prior to funding loans, speaking to clients regarding loan approval, suspensions and conditions, understanding how to read and interpret credit reports and income documentation, having a general understanding of underwriting process, and understanding federal and industry regulations, as well as loan policy and guidelines. This is a full-time position. Typical days and hours of work are Monday-Friday, 8:30 a.m.-5:00 p.m.

The candidate must:
• Demonstrate a thorough working proficiency in use of office equipment such as phone systems, fax machine, copier, personal computer and printers.
• Demonstrate a complete working knowledge of Encompass and Windows operating systems as well as various office software packages (Microsoft Word and Excel, Power Point, etc).
• Demonstrate the ability to meet tight deadlines, promptly address changes without disrupting schedules and managing high volumes of work.

• Will review file for completeness, which requires reviewing consumer loan application and supporting documentation.
• Provide superior level of customer service to all loan customers and referral partners while maintaining on time closings.
• Works closely with the Lender’s staff to gather information and documentation needed to make sound loan decisions.
• All verifications are to be generated and sent out by the processor. Information on verifications must be reviewed for accuracy before sending. All information on the 1003 application must be reviewed for accuracy.
• The Processor will notify the borrower of any outstanding items requested by underwriting.
• The Processor will update all information in Encompass on a consistent basis. Tracking reports will be updated consistently.
• The processor will update each loan in process to reflect an updated status.
• The processor will submit all loans to underwriting after analyzing all verified credit and income documentation.
• The processor will provide written and verbal notification of loan status for all milestones of the loan process to all parties involved in the transaction.
• The Processor will discuss any inconsistencies found with Mortgage Banker and/or Loan Processing Manager in an effort to identify and address problems early on in the process..
• The Processor will make every effort to ensure that inconsistencies and/or misrepresentations noticed during the process are thoroughly analyzed. The processor will make every effort to protect the interest of NewDominion Bank by ensuring that quality loans are being originated.
• The processor will report any inconsistency found to the Director of Mortgage Banking.
• The processor will ensure that all credit conditions are cleared at least 7 days from estimated date of closing.
• Verify that all loan and financial documents are accurately input into the system correctly.
• Order appraisals when requested while following all compliance regulations and banks policies and verify appraisal fees are collected from customers when ordered.
• Review all invoices received by vendors for accuracy, assign appropriate general ledger account and submit to supervisor for final approval.
• Review loan requests to ensure that appropriate compliance disclosures were sent out by lender within 3 business days of completed application.
• Ensure all loan transactions are accurately documented to comply with bank loan policies, compliance regulations and state/federal banking laws.
• Confirm that all required documents are accurately filed in order to ensure satisfactory audit/exam results are achieved from all regulatory agencies.
• Verify that all insurance policies indicate adequate coverage on property held as collateral.
• Participate in new lender training to give overview of loan documentation process.
• Complete all assigned compliance training prior to established deadlines.
• Adhere to all bank and compliance policies and procedures, as well as federal and state banking regulations
• Support NewDominion Bank in a variety of other duties and responsibilities as assigned.

• Minimum of a High School Diploma, 4 year College degree preferred.
• Minimum of 5 years of job related experience in the banking field with at least 2 years of mortgage loan documentation experience.
• Ability to support daily and monthly accounting function for the Mortgage department.
• Excellent verbal, written and interpersonal communication skills required.
• A strong commitment to a team culture and positive attitude is required.
• Must be proficient with Encompass and Microsoft office programs such as Outlook, Word and Excel.
• Must be able to independently research, analyze, organize and prioritize work.
• Working knowledge of bank regulations, credit products and complex loan documentation requirements needed.
• Must be capable of generating high production volume with minimal error rate.

Working relationships:
This position works under the direction of the Director of Mortgage Banking. In addition, this position interacts with the following internal employees and external providers.
• Loan Officers, Loan Operation employees, Branch employees and other employees.
• Borrowers, attorneys, appraisers, inspectors, external auditors/examiners, vendors and other agencies.

Equipment used:
Must be able to efficiently operate a computer, fax machine, scanner, copier, printer and other office equipment.

Physical demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. This position requires the ability to sit at a desk, reach, bend, walk or maneuver around the bank and occasionally lift up to 15 pounds.
